Todd is nice to work with, talk, explain things etc. But I doubt if I can recommend to others. During the inspection, we specifically asked for a small slant from central beam towards the back side of the house. We were told that as the house settles it is natural to have that. Understood and taken. Later on couple of days before the closing, we came to know that there was structural fix done to the house to avoid further sag on the rear of the house. It was reported by another inspector for another potential buyer, and so the fix was done.
We faced serious leak on 1st morning after moving which must have been a small leak earlier, which we think should have been caught during inspection.
Overall, I feel the whole home inspection thing is a gimmick and waste of money. It is hard to trust someone for such a large investment, and even after that if there is something pops up which was not found earlier, there is a standard answer that the problem was not there when it was inspected.
I feel that inspection report should be made available by seller when property is put in market, and then collect the inspection money from buyer. Keep the option open of doing the inspection by buyer's choice of inspectors to make sure inspection was done correct. That way no one loses the business and trust.
