We are sorry this was a negative experience for the buyer. We encourage all customers to contact us with any questions or comments about our services. We wish we would have known this at the time. If so, we would have pointed out two areas of the report that address these concerns with this particular inspection. These issues were also discussed during the inspection, but are documented for instances like this. The issue with the leak above the furnace is explained in the report on Line 1 of the Heating System section. It reads, "The furnace is in need of cleaning. Recommend professional cleaning. The unit also has had a leak above it in the past. There are water stains on top of the furnace. There are also stains on the ceiling and wall. This leak likely came from the unit above. Everything is dry now, and nothing is leaking while the furnace is running." This area was tested for moisture with a thermal imaging camera and a moisture meter. This item was marked "defective". This is defined in the report as "needing immediate repair or replacement". The air conditioning system is never tested if the outdoor temperature is below 60 degrees F. This is in the Standards of Practice for Home Inspectors in the State of Illinois, as defined by the Office of Banks and Real Estate. Testing this system on the day of this inspection, (April 12th, 2016), when the outdoor temperature was 45 degrees F, would have likely damaged the condenser. This is also stated in the report on line 1 of the Air Conditioning section. It reads, "To avoid possible compressor damage due to the outdoor temperature below 60 degrees, the unit was not tested." It is marked Not Inspected. There are also pictures illustrating everything that was discussed. Please contact us if there is anything else we can help you with regarding this report.
