We were happy with the inspection of the first property we were under contract with. That was probably because the home was newer and did not have any major issues, however, the inspection to the property we purchased was sub-par. We trusted Tom to inspect the home thoroughly, however, we found that this was not the case after we moved in. The inspection did not bring up any electrical issues beside a recommendation to swap the breaker box (which previous owners did), but the house was riddled with electrical issues. We had to replace all electrical outlets and replace light fixtures with all new wiring. The report also did not note that the water heater was making extremely loud noises, which we had to flush multiples times and were advised that it was at the end of its life(had we known we would have asked for credit on the heater). After moving in, we discovered that the door bell did not work, as well as the lights in the exterior of the house(we had them rewired and changed). The biggest cost came from the garage roof. After the first heavy rain, we went into the garage to retrieve a flashlight and saw several steady leaks spilling water on all our belongings (we had not finished packing and using the garage as temporary storage). Our crawl space was also not thoroughly checked as it also had damages we were unaware of. If I had known all the issues, it would not have deterred me from purchasing the home, however, I would have been better prepared to fix them and budgeted for those repairs.
