I am a fair person who appreciates and understands the role that small businesses play in our economy. However, I was not pleased with the inspection that was done on the home that I recently purchased.
Relocating from out of state is challenging and not having time to inspect a home personally, we rely on the trained inspectors to notate the issues with a home that is being purchased. Add to the fact that an inspection can run close to $1k, and it is a serious investment for something that a person may not purchase, based on the inspection results.
The home I purchased was cleared with no major defects. It was noted that the furnace, air conditioner, hot water heater and roof were all original and would need to be replaced. The other comments were just a rating of "average" or "acceptable" and the house passed.
When I moved in, less than 2 months later, I was shocked at what I actually found. There were so many things wrong, I was taken aback and felt cheated. No mention was made of the house being on well water, which has a distinct sulfuric (rotten egg) odor. No mention was ever made about the location of the leech lines and how the septic tank was installed. The flooded front yard, with the very noticeable low point that turned into a standing lake, filled with mosquito's and fleas, were never mentioned. No recommendation for a French Drain of any sort. No mention was made about the shoddy repairs done to the front entrance French Doors or the rotting wood surrounding the doorway. The missing door openers and the weathered and broken seals sould have also been noted. Windows that didn't open or remain open were throughout the house. Bad, broken, and missing weather-stripping is all over. Broken thresholds on the steps. Clogged dryer vent pipes. The list goes on and on.
To say I'm disappointed would be an understatement. If I would have known the true condition of this house, I would have reconsidered my offer.
