We purchased the home from out of state. So prior to purchasing and moving in, we only ever saw it through video call walk-throughs, and then detail from the home inspection. The inspection report seemed fairly thorough, and we used it to ask for a few things to be fixed by the sellers. However, upon moving in, there are a whole lot of things that should have shown up on the inspection report and did not. I understand that the inspection is limited by what can be seen - i.e., things behind furniture can't be checked. So not everything could have been seen. But there are missing vent covers in places that would not have been covered (e.g. the base of a bathroom vanity). There are missing plug covers all over the house. Some might have been hidden, but not all. Shower has caulking that is tearing away from the corner and needs to be removed and redone. Bathtub has cracked caulking that needs to be removed and redone. Cracked floor tiles. Holes in walls. Wires sticking out in multiple bedrooms, living room, storage room, etc. All among other issues. None of those showed up on the inspection report, which we were relying on to know what we should have the sellers fix, and what we might need to plan for fixes upon moving in. And all of these are things that I have seen on inspection reports with previous homes as a buyer and a seller, so I would expect them to have been documented. With so many things like that being missed, it was very disappointing walking through the home for the first time and seeing everything that we will need to fix but didn't known about.
