I felt comfortable with the contractor while at the inspection, but was very dissappointed when I received the final report. He left out obvious negative issues about the house that I felt should have been disclosed in the report. Specifically, there was very open and obvious evidence of prior water damage in the house that was not reported on, even after I pointed it out. In addition, water was later found in the house where he said his meter determined the area to be dry. Also, I later discovered uncovered wires that was not disclosed. He pointed out structural cracks in the wall to me, but did not put them in the report for seller to repair. He also did not mention obvious problems with the existing drain tile system. Seller used this fact in support of him not offering a higher credit to repair the system. There was also a coroded pipe in the bathroom sink in basement that was not mentioned. I think most of these guys are trying to limit what they report on to get the sale through without additional seller expense.
