Please consider carefully the selection of Titleforward. I had no idea there are bad title compaies until I encountered TitleForward. Having done multiple real estate transactions, it is safe to say I will carefully avoid Titleforward going forward. Title forward came to me through Redfin, and I normally don't give much thought about Title companies thinking they all do the same job. But not Titleforward. ********************************** Difficult Communication From the start, they work on teams, there doesn't seem to be a dedicated person. I was shifted from one team to another, creating confusion for even some outside counsel I was working with. They communicate only through email/ their portal, and different individuals respond to the same client. You can imagine how confusing that gets, for a real estate transaction. No one called me, even once, to explain the process. ************************************* Confusing Closing Process The most ridiculous comes closing day. Because I am out of state, it is a remote closing where I log online to sign some documents with a third-party notary. Neither the notary nor I know which sections to sign, as TitleForward isn't even present during these meetings. There are optional areas on the form, without Title being present, it was a wild guess as to what to fill in. TitleForward insisted that the notary should know exactly what to do, turns out the notary is a general one who had no previous knowledge of this sale. Luckily, I called them before, many times, actively reached out, and asked all the questions. Only then they walked me through the form. The walkthrough was good, Sandi Cook, the closing coordinator, explained each document Still, I feel like someone from Title should have done that without me asking, also be there during the close, not just a confused seller and a general notary who has no idea what went on. ************************* Conflicting Messages From Different Team Members For the final closing of my sale supposed to happen on 9/5, a day after labor day. The Friday before, I received about 3 various individual's emails all with different deadlines. One said all forms needs to be signed with notary by Tuesday 9am, one said by noon, and an official email saying by 12am Wednesday. It made the already-stressful sale even more stressful. What's worse, after giving me these deadlines, they all went on labor day vacation with no one answering for 3 days. While I do understand we all want to enjoy the holidays, telling a seller on Friday afternoon to sign by Tuesday morning AND not being available at all in between, is not at all the appropriate level of service. I am trying to think of good things to balance out the above, but honestly I cannot think of any compared to the previous independent Title Companies. So I will leave it as is.
