Responsiveness and customer service is a top priority for our team. The documentation that the reviewer believed to be inaccurate related to an assertion regarding the payment of their property taxes due, to be collected at closing. As the seller insisted their property taxes were paid, upon further explanation realized that tax payment made was for another property they owned and that our information and documentation was accurate. As a result, the transaction closed.
As soon as the request was received to wire funds to the 3rd party title company, we provided the documentation to the seller for their signature as required for auditing purposes. The funds were then sent within an hour of settlement.
Reviewer highlighted various issues, all addressed below: 1. Tax Estimate was wrong on the HUD not due to our error, but as a result of the purchase price changing without our knowledge; 2. Open Door Program – we were not advised of the use of the Open Door program until the closing package was received, much later in the process. As a result, we would not have known to disclose the additional costs before that time; 3. Regarding us being reachable the day of closing, we were in constant contact with the purchaser from day 1. The only delay in response was due to lender specific questions that we were awaiting response, so to respond back to the purchasers. 4. Closing Delay was as a result of a power outage in the area that occurred shortly before settlement, forcing the closing attorney to travel from their office to print the final closing package, and then back to another closing location. Everyone involved was advised immediately of the reason for the delay, and worked together to get the closing completed shortly after the scheduled time.
