Sellers picked Orange Coast because that's who the builder used. Our escrow agent became "unavailable" early on and the responsibility seemed to pass to several people. When we went to sign the final papers, the lender's rebate was missing from the HUD Good Faith estimate and so were the official HOA papers. In the end, the notary seals (their notary) were smudged so it couldn't be read and the county recorder sent it back. The property was recorded a day late as a result.
