Guardian Angel Inspections

Solid inspection. Would have liked them to dig a little deeper on the floor inspection under the crack. Also was not notified that a train was nearby. That would have impacted my decision on the home. I recommend if the environment is near any type of busy area (noise such as train tracks, construction, highways) they provide that information. Perhaps a larger area view. Also would be nice to add mold inspection.

I am very disappointed in the quality of service I received from Guardian Angel. The inspector himself was a nice guy, and that's the only reason I didn't rate them 0. But good lord, the inspector missed so many things. I haven't even moved in yet, and I have already found multiple decent sized issues that the inspector should have caught: 1) The age and condition of the water heater was never mentioned; severe rusting around the water heater is easily visible. 2) The age and condition of the A/C was never noted. 4) The age and condition of the electric panel was never noted. 5) Evidence of water damage underneath kitchen sink was completely missed. 6) Presence of rodent activity in home was completely missed, even when asked specifically to look for this, and even upon paying extra for their pest control inspector. 7) Washing machine has major leak inside the drum. 8) Visual evidence of mold in the shower. 9) Garage door squeaks very loudly upon opening and closing. 10) I had to point out to the inspector evidence of water stains on the ceiling, cracks in the tile, and a wobbly ceiling fan, which he himself never noticed. 11) Multiple doors were incorrectly installed, rusted, or just did not work correctly. What the inspector did find: 1) A faulty tub spout diverter in the guest bathroom shower. 2) Incorrect water temperatures coming from sinks. Side note of a red flag I noticed- The inspector believed the roof was original condition (2006), when in fact, the roof was brand new and had just been replaced hardly a month prior to this inspection. If he had actually looked at the roof, wouldn't he have noticed the roof clearly wasn't from 2006? Did he even look at the roof at all? Praying there are no issues that come from this huge oversight. Last complaint- I paid extra money for a wind mitigation report for my insurance company, and the report was missing key information which resulted in a higher premium for me. To sum this up, I feel the inspector was too rushed (he spoke about how many jobs he had scheduled that day), and therefor did the bare minimum work required. I am terrified that more problems are going to arise after I move in. I would never recommend Guardian Angel to anyone needing an inspector, and am planning on having a conversation with my realtor to ensure she does not use them again for other potential clients.

They did a very wonderful and thorough inspection of the house. They provided clear explanations and pictures.

Staff is friendly and accommodating for a double check at my inspection. The report could be more clear and more specific other than just saying exposed wiring in the Room (like which room?) The free service that came attached from a concierge company is really awful experience for me to go through. Not only they didn't help, they really gave me a lot of headaches and anger, I don't recommend talking to the free concierge 3rd party company that came with Guardian Angel Inspections.

Our inspector was thorough for the most part. He can’t legally dig into places where we’d have liked to be dug into; the screwed on A/C vent to garage. The major visible electrical & roof problems were found, documented and eventually repaired. After taking possession of the home, I touched a door to open it & it fell outside— I’m upset about this because on the report it only says “difficult to open” or something of the sort. Now i get the $3800 bill to replace a door that should’ve been inspected & ensured that it’s doing the functions of a door; opened, closed, locked, secured. It does none of these things. It’s just resting there on the frame. How was this missed? I’m not sure. Air quality testing was done and reports provided. Quick appointment, ease of booking, friendly and helpful associates.
