Unwilling to inspect the roof, or properly inspect the HVAC. I therefore had to schedule two extra separate inspections. Seemed to want to cut corners on the inspection to reduce liability. Didnt realize I should have had to persisted more until after the inspection (1st time home buyer).

He waited with us for several hours for someone to let us into the property and didn't charge us an extra dime. I appreciated his professionalism and patience.

The inspection went well, however we did have to wait for about 30 minutes for the inspector to show up because of traffic. He took the time to explain to me how everything in the condo worked -- how to open the windows for cleaning, where my AC filter would go -- which was great. However since the apartment was still staged from showing, he didn't check behind all of the furniture (which is something I was aware of up front), and I have since discovered a few dead outlets that were hidden. Still a totally positive experience overall.

WARNING: If you choose Amerispec, make sure you ask them not to sell your personal information. I have been phone-spammed by their "partners" on home security, home automation, etc.so many times that it has gotten really annoying, especially when you are moving. The 5 star review though is purely for Chris Hansen. Wow, this guy got into every little detail in the inspection. He made two very important comments and pointed them out in a professional manner. I even got my inspection report within an hour of him being done. He has been doing this for a while, and will make sure you buy a good home. Just make sure Amerispec doesn't sell your info and this would be a very good choice.

Chris is very friendly inspector and spend time to inspect the house. He listened and explained everything well. However, some important part of the house has been skipped. I'm not sure if that suppose to be in the reports.
