We paid for the highest inspection and although it came back very positive, we wouldn't make the same choice moving forward. There were several questions I asked the inspector and he didn't know the answers. There was some kind of valve pipe coming out of the house - I asked what it was, he wasn't sure and didn't find out. 2 furnaces, only one had the filter size included in the write up. I chose this company to ensure that the heat pictures were taken to make sure that the seams were all sealed properly in the duct work. (I read online this was a common issue with the builder) There were only a couple pictures using this, and only at the heat vents and the ovens. It didn't look like the whole house was checked to ensure it was properly inspected. I pointed out that the fridge water wasn't working, since it was included in the information provided by the sellers, but he hadn't checked so he didn't know. Very nice inspector, but I don't think we got our moneys worth. We were asked to come walk through early, and when we arrived the home owners were present and shocked when we walked in the house. They were embarrassed and said they thought we wouldn't be there for another hour and then promptly left. It would have been nice if they weren't there present for the inspection (we were asked to not be home when we sold our home and it was inspected), and even better if the inspector had let them know we were asked to arrive earlier than anticipated.
