I see Title Forward is specific to Redfin, so if you go with Redfin, you're stuck with Title Forward. Sloppy work with numerous issues, culminating in insufficient funds being wired to mortgage holder. Mortgage company refused wire transfer. Find out yearly homeowner insurance bill hit 1 day after Title Forward asks for payout #. Takes a full 10 days to settle, resulting in missed mortgage payment, service fees, lots of phone calls. Several conversations with Title Forward, pretend to listen, but hold the line "It's not our responsibility to make sure home owners cancel SERVICES such as lawn care, electric, insurance". Homeowner insurance is NOT a service like getting your lawn mowed, especially when it is NOT a separate bill payment...it's PART OF the monthly mortgage payment. I realize Title Forward says it is not part of their service to look into where property owner is in insurance cycle, HOWEVER, a simple REMINDER from EITHER "Redfin or Title Forward could and would have avoided this situation. Redfin advertises itself as being a cost-effective option for selling property. Old saying says BUYER BEWARE. However, in this situation SELLER BEWARE.
