Poor communication. Basic errors in settlement documents, which took pressure from all, including the seller and their realtor (even though the error would have been in the seller’s favor) to resolve. Have not received a copy of closing documents, despite request, and now it has been two weeks since closing. While they are indeed notably cheaper than other title companies, you may want to consider saving yourself, your mortgage company, and all other parties the hassle.

Having a local, experienced title company on your side is very important. When we had questions about our title insurance, the president of Cotton Duck himself called us and was able to immediately make changes to the title commitment to address our concerns. Try getting a large title company like Redfin's Title Forward to do that. We closed in their Hampden office, sitting next to Cotton Duck's president and closing attorney, and left feeling completely confident in the transaction.
