We purchased a new construction condo in San Fransisco. Sharon Chan and Katie Der of Old Republic were so helpful in answering all our questions and in meeting every deadline. Their communications were excellent. They made the entire process simple and painless. We highly recommend Old Republic!

You have absolutely no choice on which escrow company you use when you are the buyer. We had a stressful experience with the close of escrow - probably due to a lot of miscommunications among all the parties (lender, buyer, seller, and escrow). There was so much chaos and finger-pointing on the day we signed all the documents, and then we disrupted our schedules to sign everything on a Friday morning only to find out that we wouldn't close or record until the following Tuesday. After more back and forth, we were assured that we would close on Monday because the bank was willing to fund the escrow on Friday - but somehow our escrow person left work early on Monday and didn't let her assistants know about the plan (if that was really even the actual plan). So - we didn't end up closing until Tuesday. This is probably the usual chaos, and luckily we had a place to stay and weren't depending on the "expected dates" people were telling us. It was very frustrating, and glad that we won't have to deal with this again for awhile (we hope).

Worked with Sharon @ Old Republic Title Company. She was awesome and on point. When the closing documents finally did get to her, she was fast and efficient. Gave us an appointment of when we could come in and sign the closing documents and she kept her word. Was a very easy process once documents go to her.

The process was really smooth, and I had no major issues making it to close.

I had to trek into the City on a week day to sign documents, rather than being able to go to their office in San Carlos. They were not able to give me a closing date on the day I signed and handed over my down-payment and closing costs. The closing process was made much more stressful than it needed to have been.

They were flexible on my signing and even stayed late to wait for me.

It's annoying that we have to go down to San Francisco to do it, but at least they pay for parking.

nice people and responsive but they missed 3 signatures and i had to make another trip to sf at the last minute. it was a big hassle and i wish someone had caught it.

One of the basic functions of a title company is to ensure that all the deeds are free and clear from liens and other ownership. And to then transfer the title to the new owner. So in our case, we bought into new condo development, never been rented or owned prior. We did everything according to plan and went to sign our papers at the Old Republic Title Company. When we started living there, we noticed that there was a car in our deeded space. We asked the developer (luckily, the Developer had a full-time sales agent onsite) what's the issue with this car. They quickly looked at it and noticed that it had in fact been deeded to another condo owner. They had sold the same spot to 2 different people. This is where Old Republic Title Company comes in. They not only processed all the paperwork, but didn't in fact check whether the parking spot was deeded to anyone else. I think they were being lazy since it was a new development and were taking the developer at their word. But again, isn't this the role of the Title company? Isn't this what we pay them for? Here's the kicker, Old Republic Title Company was used in all transactions for the building, so it would have taken them no more than 2 minutes to check this. They didn't even have to go outside their own systems to check this. Needless to say, we had to perform another round of back and forth signatures to undeed the space to us, and to deed us the new space. Additionally, the other owners of the space had to similarly redeed it and go in for a signing. I actually asked our Title coordinator why this happened when we had to go back to the office. And her excuse was: "sometimes these things happen." I actually got her to admit that she didn't do a search against the deeds. So there it is. My bad experience was relatively minor (a parking space after all), can you imagine if this happened to someone buying a stand alone house.
