Buying a house can be a stressful process, and in that you really want a title company on your side to help guide you through some of the more complicated details. In my instance, CW Title really dropped the ball on multiple items that almost made my deal fall through and led to many stressful days. Some of those are detailed below: 1. Despite CW Title having the title open for months, they failed to find a problem that was on the title in their initial review, in their initial title commitment after our accepted offer, and only found this days before closing should have been. 2. After a title problem was found, CW Title failed to do proper research on the issue and ultimately it was only my research that found the details of the problem and what was needed to resolve. 3. It was very clear that CW Title was not a mutual party in our transaction. They had notified the seller of this title issue while keeping us in the dark for days, and would routinely call the listing agent after talking to us to parrot back everything we had told them. 4. During the final stages of closing they had once again dropped the ball on propane transfer. They left figuring out how much was owed to the seller for propane left in the tank until the day we were supposed to close, which held up the final settlement amount and could have easily caused the deal to fall through had we not been able to delay closing. Check out other reviews of CW Title before you choose to use them; they seem to consistently be rated below other title companies that I've used in the past.
