Title was given docs before opening escrow to review to see if quit deed and power of attorney would be enough to sell parents home. Title stated documents would suffice. After opening escrow, title stated the documents wouldn't be enough and made us get a new quit deed and other documents. The sale of the home was not common, but escrow was only opened because of their initial response. I would have waited and completed the requested documents that held up the sale of the home before opening escrow had title actually done a proper initial review. Answers to my many questions revealed Escrow and title are acting more about being advocates for possible future family law issues, when there is no family law case.
