If ever considering a property owned by Maxim or a Maxim affiliate, run away and find another home - it's not worth it. Their level of incompetence and the resulting stress and financial drain it caused in my life is appalling. I purchased a flipped home from an LLC that is affiliated with Maxim and was subsequently forced to use the Maxim Escrow division as my escrow company.
Not only were escrow documents back-dated and sent to my lender 7 days after I sent my large $10,000 deposit (rather than the standard 1% good faith deposit); but in holding up the escrow docs, my lender was unable to begin the process for inspection and appraisal. Thus, given the Maxim's seller's demand for a 21-day lift of contingencies, I was forced to repeatedly ask for extensions with the constant threat of losing my large deposit. Both the Maxim-affiliated realtor and the Maxim Escrow did not return multiple phone calls or emails from both my realtor and lender over a 5-day period.
Additionally, the seller had agreed to furnish the home with stainless steel appliances. Not only did they disregard their legal agreement, but they supplied a "voucher" for less than the cost of an oven and installation once I called their realtor after getting my keys and walking into my bare kitchen. I am still waiting for my oven install now a month after closing.
Perhaps California needs to make real estate laws to make sure basic building codes and minimum standards are met by "flipping" companies like Maxim. If you value your hard-earned money and your health, chose a home not affiliated with Maxim.
