Augusta F Grubbs Rd, Athens, AL 35611

Located west of Athens, this community offers just 14 estate homesites, each situated on approximately 3 acres, providing a rare opportunity to enjoy peaceful country living with the quality craftsmanship of a luxury home. Built by locally owned and family-operated LPH Homes, this community combines spacious homesites, semi-custom homebuilding, and the freedom of minimal restrictions with no homeowners association. Unlike many new-home communities, homeowners enjoy the flexibility that comes with no HOA, allowing for a more relaxed lifestyle. Farm animals are permitted, making this an ideal setting for those seeking room for hobby farming, gardens, workshops, or simply the privacy and open space that larger acreage provides. Each homesite features road frontage along either Evans Road or Grubbs Road and offers gently sloping terrain that enhances drainage while providing attractive homesites with scenic country views. Natural gas service is available throughout the community. LPH Homes offers a unique semi-custom building experience, allowing buyers to personalize their home through an innovative online design platform with hundreds of available options and upgrades, along with an extensive selection of included finishes, colors, and materials. Many features considered upgrades by other builders come standard, including all-brick construction, soaring 12-foot ceilings in main living areas, extensive crown molding, oversized 8-foot interior doors, custom cabinetry, granite or quartz countertops, luxury flooring throughout with no carpet, gourmet kitchens with gas cooktops and wall ovens, tankless water heaters, and spa-inspired owner's suites. Located just a short drive from downtown Athens, this community offers the perfect balance of rural tranquility, estate-sized homesites, and modern luxury for buyers seeking space, privacy, and the freedom to enjoy country living without sacrificing quality.
