Mckinley Heights, located between Downtown Auburn and Auburn University, is a residential and walkable Auburn neighborhood with tree-lined blocks and a low-rise, porch-forward streetscape. The neighborhood’s character concentrates around College Street near Toomer’s Corner, where sidewalk patios, game-day foot traffic, and small storefronts set the tempo. Toomer’s Drugs, the Jule Collins Smith Museum of Fine Art, and Auburn Community Theatre act as cultural pillars tied to daily routines. Housing reads as a mix of mid-century ranches and updated cottages, with mature canopy shade shaping the streets. Green space and campus paths support a bike-and-stroll lifestyle without feeling removed from town.

The Neighborhood Conservation (NC) District is intended to preserve the character of existing neighborhoods and developments under construction at the time of adoption of this Ordinance. It is designed to prevent these neighborhoods and subdivisions from becoming nonconforming under the terms of this Ordinance. This District is also intended to provide for future development of land where a NC District is deemed the most appropriate zoning classification, and a preliminary or final plat for development of the land has been approved by the Planning Commission. It is also intended to provide for in-filling of existing neighborhoods on vacant lots with single family detached dwellings as defined in Section 203 of this Ordinance.; Because there are a number of different lot sizes in the Neighborhood Conservation District, the Zoning Map depicts these various areas with the letters NC sub-designated by a number. The number indicates the minimum lot size in thousands of square feet. For example, NC-20 indicates that 20,000 sq ft is the minimum lot size for the District so designated.
