This charming 'Old Auburn' residence seamlessly blends character and comfort, boasting a spacious lot with mature trees and a private location on a quaint cul-de-sac. The durable brick exterior ensures longevity, while the interior maximizes floorpan efficiency without compromising livability. The inviting atmosphere is enhanced by vintage accents throughout. Upon entering the front door, a spacious living room awaits flowing into the open kitchen and dining area. Two bedrooms and a renovated bathroom are conveniently located off the hallway, while the expansive primary suite accommodates a King sized bed and features a private half bath. A new roof was installed in 2020, extending over the back porch slab to provide an additional 392 sf of unheated covered space. This expansive screened in porch offers endless possibilities for renovation into additional living space. Rarely do we encounter cute homes in Auburn offering substantial lots under $300K. Should not last long on the market.

NC-9
Neighborhood Conservation District
The Neighborhood Conservation (NC) District is intended to preserve the character of existing neighborhoods and developments under construction at the time of adoption of this Ordinance. It is designed to prevent these neighborhoods and subdivisions from becoming nonconforming under the terms of this Ordinance. This District is also intended to provide for future development of land where a NC District is deemed the most appropriate zoning classification, and a preliminary or final plat for development of the land has been approved by the Planning Commission. It is also intended to provide for in-filling of existing neighborhoods on vacant lots with single family detached dwellings as defined in Section 203 of this Ordinance.; Because there are a number of different lot sizes in the Neighborhood Conservation District, the Zoning Map depicts these various areas with the letters NC sub-designated by a number. The number indicates the minimum lot size in thousands of square feet. For example, NC-20 indicates that 20,000 sq ft is the minimum lot size for the District so designated.
