Willow Creek, located between North College Street and East University Drive, is a residential and commuter Auburn neighborhood with leafy cul-de-sacs and quick campus-bound routes. The neighborhood reads as late-20th-century Auburn: brick ranches, split-levels, and newer infill set behind mature trees. The character concentrates around the North College Street corridor near the Auburn Mall, where big-box retail, casual eateries, and steady traffic set the daily rhythm. For local pillars, the Jule Collins Smith Museum of Fine Art, the Auburn University Hotel & Dixon Conference Center, and the Jay and Susie Gogue Performing Arts Center add a cultural counterpoint to errands and routines. Town-and-gown energy shows up in the flow toward Auburn University and the green relief of nearby parks. Sidewalk gaps and winding streets keep the feel quiet, with most activity oriented to the main arterials.

NC-20
Neighborhood Conservation District
The Neighborhood Conservation (NC) District is intended to preserve the character of existing neighborhoods and developments under construction at the time of adoption of this Ordinance. It is designed to prevent these neighborhoods and subdivisions from becoming nonconforming under the terms of this Ordinance. This District is also intended to provide for future development of land where a NC District is deemed the most appropriate zoning classification, and a preliminary or final plat for development of the land has been approved by the Planning Commission. It is also intended to provide for in-filling of existing neighborhoods on vacant lots with single family detached dwellings as defined in Section 203 of this Ordinance.; Because there are a number of different lot sizes in the Neighborhood Conservation District, the Zoning Map depicts these various areas with the letters NC sub-designated by a number. The number indicates the minimum lot size in thousands of square feet. For example, NC-20 indicates that 20,000 sq ft is the minimum lot size for the District so designated.
