Distinctive mid-century modern home set on 7.7 acres with a gated drive, built under advisement of noted Arkansas architect E. Fay Jones, offering 5 bedrooms and 5.5 baths. The rock and frame exterior welcomes you into a center hall with slate floors and rock flanked circular staircase to lower level. A formal living room with fireplace, built-ins, and sliding doors opens to a covered patio and flows to the formal dining room. The spacious Den/family room features wood-beamed ceilings, an impressive rock fireplace, and outdoor access. Oversized kitchen includes bar area, pantry, double ovens, a large central island with grill and dual cooktops, plus an informal dining area. Laundry and office/craft room as well. The primary suite is expansive with a dual layout bath, walk-in shower, tub and generous closet space. Two additional bedrooms share a bath and deck access. Lower level leads to a bonus game room with wet bar, fireplace, and outside access, along with two bedrooms, each with a private bath. Covered porches and decks, an outbuilding/potting shed, and a large garage with storage complete the property. Truly one of a kind. Come see!
River Mountain, located between the Arkansas River and Pinnacle Mountain State Park, is a residential and outdoorsy Little Rock neighborhood with wooded ridgelines and winding, scenic drives. The neighborhood’s character concentrates around the Highway 10 and Cantrell Road corridor, where local cafes, outfitters, and low-key eateries set a weekend-meets-weekday rhythm. Homes lean toward larger-lot builds with porches, decks, and long driveways that follow the terrain. Trailheads and river overlooks shape daily routines more than grid streets. Nearby cultural anchors like the Arkansas Arts Center and Robinson Center keep downtown within reach without changing the area’s quiet tone.

The R-2 single-family district applies to a major portion of the city developed for single-family residences. It is the proper zoning classification for areas of undeveloped land within the city identified as appropriate for single-family residential use and may be applied to undeveloped areas annexed to the city in conjunction with the approval of a zoning plan by the board of directors. This section applies to such district. The purpose of this district is to protect single-family uses in established areas by promoting and encouraging a suitable environment for family life, by providing a reasonable standard for light, air and similar amenities, by minimizing traffic congestion, and by avoiding the overloading of utilities and public facilities designed to service only one-family residential uses. Within the R-2 district, all buildings, structures or uses having commercial characteristics shall be excluded, whether operated for profit or otherwise. Conditional uses, accessory uses and home occupations expressly provided for in these regulations, however, shall be allowed, provided they do not have objectionable characteristics, and provided further that they otherwise conform to the provisions of this chapter.
