MF24
Multifamily District
The MF-24 multifamily districts are established in order to provide suitable areas in the city for medium-density residential uses and structures at a density of not more than 24 units per gross acre respectively. It is the intent of this section that these districts be utilized in both the developed and urbanizing portions of the city. Both districts shall be restricted to sites abutting collector or arterial streets and may be developed either adjacent to or in conjunction with neighborhood commercial or shopping center developments. Adequate commercial facilities, public utilities and urban services shall either exist prior to development or be provided in conjunction with development. These districts may also be used as a transitional or buffer zone between single-family districts and other uses which are not compatible with a low density residential environment. Within the MF-24 districts, all buildings, structures or uses having commercial characteristics and not planned as an integral part of the total residential development shall be excluded, whether operated for profit or otherwise. Accessory and conditional uses and home occupations expressly provided for in this chapter, however, shall be allowed, provided they do not have objectionable characteristics, and provided further that they otherwise conform to the specific provisions of this chapter.
