Unique opportunity in Little Rock! This 3-bedroom, 2-bath home offers approximately 2,000 sqft of living space with much of the property already completed and move-in ready. A portion of the home is still under development, as the seller has decided not to continue the project—creating excellent potential for buyers or investors looking to step in and finish the remaining work to their vision. The home features spacious living areas, functional layout potential, and the opportunity to add immediate value through completion of the unfinished portion. This property is ideal for investors, builders, or buyers looking for a customizable project with substantial progress already made. An added feature of the property is the existing solar panel system, and buyers should be aware of and conduct their due diligence regarding the solar panel agreement or transfer terms.
Westwood Pecan Lake, located between Rodney Parham Road and I-430, is a residential and lake-adjacent Little Rock neighborhood with curving streets and pockets of mature trees. The neighborhood’s character concentrates around the Rodney Parham Road corridor near the I-430 ramps, where everyday errands cluster in a steady, car-friendly commercial strip. Housing reads as late-20th-century Little Rock—brick ranches and traditional two-stories with generous setbacks. Pecan Lake and nearby green space shape a quieter, outdoors-leaning rhythm. For local pillars, this area is strongly associated with The Pizzeria, Vino’s Brewpub, and the Arkansas Arts Center downtown.

The R-2 single-family district applies to a major portion of the city developed for single-family residences. It is the proper zoning classification for areas of undeveloped land within the city identified as appropriate for single-family residential use and may be applied to undeveloped areas annexed to the city in conjunction with the approval of a zoning plan by the board of directors. This section applies to such district. The purpose of this district is to protect single-family uses in established areas by promoting and encouraging a suitable environment for family life, by providing a reasonable standard for light, air and similar amenities, by minimizing traffic congestion, and by avoiding the overloading of utilities and public facilities designed to service only one-family residential uses. Within the R-2 district, all buildings, structures or uses having commercial characteristics shall be excluded, whether operated for profit or otherwise. Conditional uses, accessory uses and home occupations expressly provided for in these regulations, however, shall be allowed, provided they do not have objectionable characteristics, and provided further that they otherwise conform to the provisions of this chapter.
