Windamere, located between Chenal Parkway and Cantrell Road, is a residential and suburban Little Rock neighborhood with curving cul-de-sacs and wooded greenbelts. The neighborhood’s tempo concentrates around the Chenal Parkway corridor near Cantrell Road, where polished shopping plazas, patios, and steady traffic set a modern, errands-and-dinner rhythm. Nearby anchors like The Promenade at Chenal, Big Orange, and the Arkansas Skatium function as familiar gathering points beyond the front gate. Housing reads as late-20th-century to contemporary, with brick facades and landscaped lots. Daily life leans toward car-based convenience, with pockets of shade and quiet streets. Outdoor time often points toward nearby riverfront trails and parkland.

This property is a residential lot that has a beautiful stand of hardwood and pine trees. 1) I had a private Agriculture consultant take a look at this lot because of the acre size, not a certified forester but private AG consultant, so a clear cut or selective cut of the trees could POSSIBLLY generate income. 2) This property is joined by another commercial property. 3) You could build your dream home. Selectively removing the trees you want removed but keeping the ones to have your home looking like a show place with a feel of country living. (Off of Geyer Springs road take a left on Carlyle Dr, right on Chaucer drive, drive slow , then another right, street is not named and dead ends to the lot) (The paved areas in the photos are not part of the lot)

R2
Single-Family District
The R-2 single-family district applies to a major portion of the city developed for single-family residences. It is the proper zoning classification for areas of undeveloped land within the city identified as appropriate for single-family residential use and may be applied to undeveloped areas annexed to the city in conjunction with the approval of a zoning plan by the board of directors. This section applies to such district. The purpose of this district is to protect single-family uses in established areas by promoting and encouraging a suitable environment for family life, by providing a reasonable standard for light, air and similar amenities, by minimizing traffic congestion, and by avoiding the overloading of utilities and public facilities designed to service only one-family residential uses. Within the R-2 district, all buildings, structures or uses having commercial characteristics shall be excluded, whether operated for profit or otherwise. Conditional uses, accessory uses and home occupations expressly provided for in these regulations, however, shall be allowed, provided they do not have objectionable characteristics, and provided further that they otherwise conform to the provisions of this chapter.
