Discover a rare opportunity to develop one of West Little Rock's most desirable remaining tracts. This approximately 40-acre wooded, hilltop parcel sits at the northeast quadrant of Cantrell Road and Rummel Road, offering the perfect canvas for a luxury residential community. Zoned R-2 and positioned in the heart of West Little Rock's thriving growth corridor, the property delivers an ideal balance of secluded natural beauty and premium accessibility—just minutes from Cantrell Road's established retail, dining, and professional services. With utilities extending to the property boundary and strong area demographics including average household incomes exceeding $152,000 within a one-mile radius, this land presents exceptional potential for large-lot estate homes or an upscale residential development. As surrounding development continues and available tracts diminish, this offering represents a strategic investment in one of Little Rock's most sought-after locations. Priced at $2,260,000 ($56,500 per acre), with sample lot layouts available to illustrate development possibilities.
Pinnacle Valley, located between Pinnacle Mountain State Park and the Chenal Valley corridor, is a residential and outdoor-oriented Little Rock neighborhood with wooded ridgelines and winding, scenic roads. The neighborhood’s character concentrates around the Highway 300 entrance to Pinnacle Mountain State Park, where trail traffic and lake views set the daily rhythm. Large-lot homes and contemporary builds sit back from the road, framed by mature trees and rolling terrain. Weekends often orbit around the Big Maumelle River and Lake Maumelle overlooks. Nearby, The Pizzeria at Chenal and El Sur anchor a polished dining scene, while the Arkansas Arts Center adds a cultural counterpoint downtown. The pace feels quiet and nature-forward, with city conveniences kept at the edges.

The R-2 single-family district applies to a major portion of the city developed for single-family residences. It is the proper zoning classification for areas of undeveloped land within the city identified as appropriate for single-family residential use and may be applied to undeveloped areas annexed to the city in conjunction with the approval of a zoning plan by the board of directors. This section applies to such district. The purpose of this district is to protect single-family uses in established areas by promoting and encouraging a suitable environment for family life, by providing a reasonable standard for light, air and similar amenities, by minimizing traffic congestion, and by avoiding the overloading of utilities and public facilities designed to service only one-family residential uses. Within the R-2 district, all buildings, structures or uses having commercial characteristics shall be excluded, whether operated for profit or otherwise. Conditional uses, accessory uses and home occupations expressly provided for in these regulations, however, shall be allowed, provided they do not have objectionable characteristics, and provided further that they otherwise conform to the provisions of this chapter.
