Beautifully updated 2-bedroom, 1.5-bath townhome offering 968 sq ft of comfortable living in a convenient central Phoenix location. This two-story home features brand-new carpet in the living room and on the stairs, an open living and dining area, neutral finishes, and a functional kitchen with ample cabinet space. Both bedrooms are generously sized with spacious closets. Washer and dryer hookups provide the convenience of in-unit laundry. Enjoy a private attached 1-car garage plus an additional assigned parking space. The community features a sparkling pool and well-maintained common areas. Conveniently located near I-17, Grand Canyon University, shopping, dining, parks, and downtown Phoenix, offering easy access to everything the Valley has to offer.
Alhambra, located between Grand Canyon University and the I-17 corridor, is a residential and commercial Phoenix neighborhood with mid-century ranch streetscapes and a grid of palm-lined arterials. The neighborhood’s character concentrates around the 35th Avenue and Camelback Road intersection, where taquerias, panaderías, barbershops, and late-night eateries keep the sidewalks active. Grand Canyon University’s campus edges bring collegiate energy and newer mixed-use pockets. Alhambra’s housing stock leans toward brick ranch homes and low-rise garden apartments, with mature shade trees softening wide streets. Grand Canyon University Arena and the nearby GCU Golf Course act as local landmarks for events and open green views. Canal paths and neighborhood parks add space for walking and biking across the flat desert terrain.

BLACK CANYON/MARICOPA FREEWAY SP
Multifamily Residence District
The purpose of the multifamily residence districts is to provide for alternate living styles including rental, condominiums and single ownership of land with multiple units thereon or single or attached townhomes.; The density ranges offered are intended to allow for a greater interaction of residents with at least the opportunity for less individual maintenance, unit cost, and size as compared with a conventional single-family residence.; The design options of average lot subdivision, planned residential and single-family attached development are intended to provide flexibility as to unit placement, variable yard requirements, more reasonable and practical use of open spaces, staggered height limits up to three and four stories and more standardized parking and street improvement requirements. Bonus provisions are intended to facilitate and enhance the utilization of smaller infill parcels as well as unusual and irregular parcels throughout the City.; Along with the freedom that the multifamily district offers are certain responsibilities which must be met for project residents, but more importantly for the overall adjacent neighborhood. These are expressed in terms of standards and performance criteria. The standards internal to a project are intended to increase livability with amenities including landscaping, recreational facilities and project design. On the other hand the exterior standards provide a better fit, [and] better the project and the neighborhood environs. Criteria relating to setbacks, screening and landscaping are intended to reduce noise, maintain privacy and minimize psychological feelings to a change in development character and avoid any adverse effect on property values.
