This well-built home is located in Park Hills, one of the East Bay’s most coveted residential neighborhoods, adjoining the many amenities of Tilden Regional Park. Constructed by the original owner for his own family, the home was designed to pass the test of time – as a quick glance into the fortress-like basement will show! The current family (only the second owners) has immaculately maintained the home, while preserving those special features and architectural touches that are unique to its era. Sited on a large, sunny corner lot, the main floor includes 3 bedrooms, 2 baths, kitchen, laundry, and common rooms all on the same level. The downstairs suite w/separate entrance could be au-pair, office, or media room. The upgraded kitchen has all new appliances including a powerful 48" gas range. Bonus spaces include a workshop, basement, and attached two-car garage with inside access. Just one block to the Crescent Park play oasis!

Single Family Residential District - Hillside Overlay Zone
The purpose of the Single-Family Residential (R-1) district is to: Recognize and protect the existing pattern of development in the low-density, single-family residential areas of the city consistent with the General Plan; Make housing available for persons who desire detached housing and a relatively large amount of usable open space; Protect adjacent properties from unreasonable obstruction of light and air; and Permit community facilities such as religious assembly uses, schools, parks, and libraries which serve the local population and are not detrimental to the immediate neighborhood.; The purpose of the Hillside (H) overlay zone is to: implement General Plan policies for hillside development; protect the safety and health of residents where steep topography, unusual street conditions and proximity to the wildland-urban interface create severe risk from wildfire; protect the character of Berkeley's hillside areas and their immediate environs; give reasonable protection to views yet allow appropriate development of all property; and allow modifications in standard setback and height requirements when justified because of steep topography, irregular lot pattern, unusual street conditions, or other special aspects of the hillside areas.
