Located in the Berkeley hills, directly opposite the Golden Gate, this custom-built view home was designed by noted architect Jerry Langkammerer and enjoyed by the original owners since 1977! Perfectly oriented to showcase the mesmerizing 3-bridge view, the public spaces are great for entertaining, with a split-level great room, dining room, and kitchen all facing the Bay. In the evening after spectacular sunsets, the San Francisco city skyline sparkles in the distance. Light pours through the large windows, and French doors open to two levels of decks for seamless indoor-outdoor living. The house is level-in, with clean contemporary lines, high ceilings, wood floors, a fireplace, and artfully crafted custom kitchen cabinetry and built-ins by Berkeley Mills. On the main level, there is a den, an office and 2 bedrooms. The lower level features a primary bedroom with an expansive closet and full bath plus a second large bedroom with French doors to the lower deck. Revel every day in the beauty of the Bay!

Single Family Residential District - Hillside Overlay Zone
The purpose of the Single-Family Residential (R-1) district is to: Recognize and protect the existing pattern of development in the low-density, single-family residential areas of the city consistent with the General Plan; Make housing available for persons who desire detached housing and a relatively large amount of usable open space; Protect adjacent properties from unreasonable obstruction of light and air; and Permit community facilities such as religious assembly uses, schools, parks, and libraries which serve the local population and are not detrimental to the immediate neighborhood.; The purpose of the Hillside (H) overlay zone is to: implement General Plan policies for hillside development; protect the safety and health of residents where steep topography, unusual street conditions and proximity to the wildland-urban interface create severe risk from wildfire; protect the character of Berkeley's hillside areas and their immediate environs; give reasonable protection to views yet allow appropriate development of all property; and allow modifications in standard setback and height requirements when justified because of steep topography, irregular lot pattern, unusual street conditions, or other special aspects of the hillside areas.
