1479 Olympus has had the same owners since 1981. Tim & Leslea loved their home & community so much they invested $800,000 into a major renovation & created a second floor & oversized covered front porch. They shared with me that they thought they would stay in this home forever, but a work opportunity changed their plans. When I asked them what they liked most about their house, they both responded, “the sunny backyard.” They fondly recall lazy afternoons in a hammock under the apricot tree, walking their daughter to Terrace View Park, & evenings w/ friends & colleagues on the upper deck, enjoying the view, good company, & the soft breeze off the Bay. Having the backyard easily accessible off the kitchen made for seamless entertaining. The home is soothing with warmth from the hardwood floors, dual-paned wood windows, & beautiful natural light that flows through the western facing windows. The space is efficient w/ 3 bedrooms, 2 bathrooms, plus a dedicated office area, family space, & sizable covered front porch w/ slices of Bay views. Enjoy the open living & dining space, the built in bookcases & cabinetry, the kitchen w/ vintage Wedgewood range, & the incredible laundry room w/ cabinetry & ample storage. Backyard has greenhouse! Come at sunset and enjoy the space & views!

Single Family Residential District - Hillside Overlay Zone
The purpose of the Single-Family Residential (R-1) district is to: Recognize and protect the existing pattern of development in the low-density, single-family residential areas of the city consistent with the General Plan; Make housing available for persons who desire detached housing and a relatively large amount of usable open space; Protect adjacent properties from unreasonable obstruction of light and air; and Permit community facilities such as religious assembly uses, schools, parks, and libraries which serve the local population and are not detrimental to the immediate neighborhood.; The purpose of the Hillside (H) overlay zone is to: implement General Plan policies for hillside development; protect the safety and health of residents where steep topography, unusual street conditions and proximity to the wildland-urban interface create severe risk from wildfire; protect the character of Berkeley's hillside areas and their immediate environs; give reasonable protection to views yet allow appropriate development of all property; and allow modifications in standard setback and height requirements when justified because of steep topography, irregular lot pattern, unusual street conditions, or other special aspects of the hillside areas.
