This gem of a mid-century tree house opportunity is located on a quiet cul de sac about 2 blocks off Grizzly Peak Blvd, w/in 5 minute walk to the 65 bus, a few blocks from Tilden Park Golf Course & steps from Terrace View Park. Main level is just 2 steps down from street level and includes 2 bedrooms, 1 bath, kitchen and great room with fireplace and window walls to enjoy verdant garden views and a peek of the SF lights through the trees. Funky mid-century vintage bath & kitchen. Semi- finished basement on lower level with interior finished staircase, separate entrance & non-conforming bath just begging to be converted to a luxurious master suite. Separate basement workshop with its own entrance. Huge lot also has a level building pad below the main house, may be possible to add ADU. Asian pear, apple, Myer lemon and orange trees provide sustenance, plus there’s plenty of space for a veggie garden. Needs TLC, so come with your own vision. Open 10/22, 28 & 29 from 2-4:30pm.

Single Family Residential District - Hillside Overlay Zone
The purpose of the Single-Family Residential (R-1) district is to: Recognize and protect the existing pattern of development in the low-density, single-family residential areas of the city consistent with the General Plan; Make housing available for persons who desire detached housing and a relatively large amount of usable open space; Protect adjacent properties from unreasonable obstruction of light and air; and Permit community facilities such as religious assembly uses, schools, parks, and libraries which serve the local population and are not detrimental to the immediate neighborhood.; The purpose of the Hillside (H) overlay zone is to: implement General Plan policies for hillside development; protect the safety and health of residents where steep topography, unusual street conditions and proximity to the wildland-urban interface create severe risk from wildfire; protect the character of Berkeley's hillside areas and their immediate environs; give reasonable protection to views yet allow appropriate development of all property; and allow modifications in standard setback and height requirements when justified because of steep topography, irregular lot pattern, unusual street conditions, or other special aspects of the hillside areas.
