Surrounded by trees this house epitomizes the mid-century esthetic, connecting the interior space with the natural world outside. An open lay out welcomes you, with kitchen, living and dining room flanked by floor to ceiling windows. All three bedrooms on this level open onto the front courtyard - a place to gather and entertain or sit and read under the trees. Upstairs you’ll find another bedroom and bath perfect as a master, for in-laws, or as a family room. A "make-up corner" or small office finishes this bright space. At the back of the property you will find a spacious yard just steps away from the exterior courtyard. Possibilities are endless in the open space from a play space for kids to a master gardener's paradise. Located in a quiet cul-de-sac, minutes to North Berkeley and all of its amenities.

Single Family Residential District - Hillside Overlay Zone
The purpose of the Single-Family Residential (R-1) district is to: Recognize and protect the existing pattern of development in the low-density, single-family residential areas of the city consistent with the General Plan; Make housing available for persons who desire detached housing and a relatively large amount of usable open space; Protect adjacent properties from unreasonable obstruction of light and air; and Permit community facilities such as religious assembly uses, schools, parks, and libraries which serve the local population and are not detrimental to the immediate neighborhood.; The purpose of the Hillside (H) overlay zone is to: implement General Plan policies for hillside development; protect the safety and health of residents where steep topography, unusual street conditions and proximity to the wildland-urban interface create severe risk from wildfire; protect the character of Berkeley's hillside areas and their immediate environs; give reasonable protection to views yet allow appropriate development of all property; and allow modifications in standard setback and height requirements when justified because of steep topography, irregular lot pattern, unusual street conditions, or other special aspects of the hillside areas.
