Sited in the Berkeley Hills, 20 Stevenson Ave. offers outstanding Bay views and classic midcentury style. This light-filled, 3+ bedroom, 2 bath home with voluminous board-and-beam ceilings, a redwood-walled hearth and oak floors showcases its conception in the era of “Sunset” living. The inviting great room is anchored by a traditional fireplace, while panoramic windows frame the iconic San Francisco Bay & epic evening vistas of city lights. The kitchen - finished with cherry cabinets & granite countertops -connects the great room to an expansive rear patio, blending contemporary living with al fresco entertaining. The primary suite captures the Bay view, and both bathrooms have been updated with a nod to California Mission tile. Two additional bedrooms face east, while a lower-level bonus room allows for a guest, home office, or creative studio + a dedicated laundry area & two-car garage with interior access. Low-maintenance yards offer an opportunity for a personal touch and come complete with requisite Meyer lemons. Extensive updates include a cedar entry stair & balustrade, roof, double-pane windows, electrical & plumbing, central heat, patio, retaining wall & seismic improvements. Nearby Grizzly Peak & Tilden Park + quick access to North Berkeley Shops & Restaurants. HES 3

Single Family Residential District - Hillside Overlay Zone
The purpose of the Single-Family Residential (R-1) district is to: Recognize and protect the existing pattern of development in the low-density, single-family residential areas of the city consistent with the General Plan; Make housing available for persons who desire detached housing and a relatively large amount of usable open space; Protect adjacent properties from unreasonable obstruction of light and air; and Permit community facilities such as religious assembly uses, schools, parks, and libraries which serve the local population and are not detrimental to the immediate neighborhood.; The purpose of the Hillside (H) overlay zone is to: implement General Plan policies for hillside development; protect the safety and health of residents where steep topography, unusual street conditions and proximity to the wildland-urban interface create severe risk from wildfire; protect the character of Berkeley's hillside areas and their immediate environs; give reasonable protection to views yet allow appropriate development of all property; and allow modifications in standard setback and height requirements when justified because of steep topography, irregular lot pattern, unusual street conditions, or other special aspects of the hillside areas.
