Berkeley's most coveted neighborhood — rare opportunity at an attainable price. Tucked into a quiet, tree-lined street in North Berkeley, this charming condo sits within a character-rich 1926 Tudor building just blocks from UC Berkeley, the Gourmet Ghetto, world-class dining including Chez Panisse and Cheeseboard Pizza, and Downtown Berkeley BART. Inside, enjoy gleaming hardwood floors, a sun-filled living room, a tastefully tiled bathroom, and a functional kitchen with ample storage. Recent improvements include fresh interior paint, plumbing upgrades, foundation-related improvements, and a new mini-split heating and cooling system. Low HOA dues of just $200 per month help keep ownership costs manageable, while the building has benefited from more than $200,000 in improvements since 2016. Additional amenities include dedicated parking, private storage, shared laundry, and a spacious communal backyard with mature trees. Whether you're a first-time buyer, UCB parent looking to build equity instead of paying rent, or a Bay Area professional seeking a walkable lifestyle — this is an incredible opportunity to own in one of the East Bay's most supply-constrained markets.

Single Family Residential District - Hillside Overlay Zone
The purpose of the Single-Family Residential (R-1) district is to: Recognize and protect the existing pattern of development in the low-density, single-family residential areas of the city consistent with the General Plan; Make housing available for persons who desire detached housing and a relatively large amount of usable open space; Protect adjacent properties from unreasonable obstruction of light and air; and Permit community facilities such as religious assembly uses, schools, parks, and libraries which serve the local population and are not detrimental to the immediate neighborhood.; The purpose of the Hillside (H) overlay zone is to: implement General Plan policies for hillside development; protect the safety and health of residents where steep topography, unusual street conditions and proximity to the wildland-urban interface create severe risk from wildfire; protect the character of Berkeley's hillside areas and their immediate environs; give reasonable protection to views yet allow appropriate development of all property; and allow modifications in standard setback and height requirements when justified because of steep topography, irregular lot pattern, unusual street conditions, or other special aspects of the hillside areas.
