This Berkeley Hills three bedroom/two bath home is nestled in a park-like setting with redwood trees, flowering plants and a terraced back yard for entertaining. It has recently been cosmetically updated with new interior painting, luxury vinyl flooring and carpeting. Additionally, both the electrical and plumbing systems have been recently updated. The spacious light-filled living room has six sets of four-light windows offering views of the natural greenery just outside the entry. The living room has been freshly painted and features new carpeting. The carpeting extends from the living and dining area into the hallway that leads to all three bedrooms which are also carpeted. The kitchen has been recently painted and features new luxury vinyl flooring. It has a breakfast nook with two four-light casement windows opening to the bordering redwood trees. The kitchen door opens to both a large, terraced upsloping backyard for entertaining and the “workout room” for those who want their gym at home. The primary bedroom is on the upper level with its own bathroom. The laundry room is accessible from this bedroom with a door opening to the back yard. Downstairs, there are two more bedrooms (one has its own deck facing the Bay) and a central full bath.

Single Family Residential District - Hillside Overlay Zone
The purpose of the Single-Family Residential (R-1) district is to: Recognize and protect the existing pattern of development in the low-density, single-family residential areas of the city consistent with the General Plan; Make housing available for persons who desire detached housing and a relatively large amount of usable open space; Protect adjacent properties from unreasonable obstruction of light and air; and Permit community facilities such as religious assembly uses, schools, parks, and libraries which serve the local population and are not detrimental to the immediate neighborhood.; The purpose of the Hillside (H) overlay zone is to: implement General Plan policies for hillside development; protect the safety and health of residents where steep topography, unusual street conditions and proximity to the wildland-urban interface create severe risk from wildfire; protect the character of Berkeley's hillside areas and their immediate environs; give reasonable protection to views yet allow appropriate development of all property; and allow modifications in standard setback and height requirements when justified because of steep topography, irregular lot pattern, unusual street conditions, or other special aspects of the hillside areas.
