Light, space, and sweeping Bay views take center stage in this reimagined 4-bedroom, 4-bath home in Berkeley’s coveted Thousand Oaks. Spanning 2,684 square feet, the interiors strike a balance of clean lines and comfortable warmth. An updated kitchen with new counters, backsplash, range, and fixtures flows into expansive living spaces framed by panoramic views of the Bay, city, and bridges. Upstairs, three generous bedrooms, including a spacious primary suite and a dedicated office, create a true elevated retreat. Downstairs, a finished media room with a full bath, interior access, and its own entrance offers rare flexibility, think guest quarters, teen room, work-from-home, or a separate living space. Outside, the home unfolds in layers: a view-rich deck above the detached garage with serene park views, a welcoming front porch, and terraced grounds that invite dining, play, or a quiet moment in the sun. With A/C, seismic retrofit, and a location directly across from John Hinkel Park, this is a home that lives easily and stretches with you, all in one of Berkeley’s most sought-after enclaves. BESO energy score: 5.

Single Family Residential District - Hillside Overlay Zone
The purpose of the Single-Family Residential (R-1) district is to: Recognize and protect the existing pattern of development in the low-density, single-family residential areas of the city consistent with the General Plan; Make housing available for persons who desire detached housing and a relatively large amount of usable open space; Protect adjacent properties from unreasonable obstruction of light and air; and Permit community facilities such as religious assembly uses, schools, parks, and libraries which serve the local population and are not detrimental to the immediate neighborhood.; The purpose of the Hillside (H) overlay zone is to: implement General Plan policies for hillside development; protect the safety and health of residents where steep topography, unusual street conditions and proximity to the wildland-urban interface create severe risk from wildfire; protect the character of Berkeley's hillside areas and their immediate environs; give reasonable protection to views yet allow appropriate development of all property; and allow modifications in standard setback and height requirements when justified because of steep topography, irregular lot pattern, unusual street conditions, or other special aspects of the hillside areas.
