Step through a formal foyer and you’re immediately greeted with Bay views, leading into a bright, open living space centered around a sleek fireplace. Convenient exterior access through the side has very few steps to entry. The living area flows easily into the formal dining room, where the original built-ins adds a nice mix of coolness and practical storage. The layout is a true three-bedroom, two-bath setup. Two generously sized bedrooms sit on one side near an updated bathroom, while the primary suite is set apart at the back of the home, overlooking the landscaped yard and giving it a quieter, more private feel. The kitchen blends modern updates with vintage charm, featuring new countertops, a classic stove, and a convenient high counter with seating. It opens seamlessly to a deck, creating that coveted great indoor-outdoor flow. The backyard has everything you may need: a deck for dining, space for lounging, mature plantings, a grassy area and a hot tub! A detached garage provides excellent storage - and offers exciting potential for an ADU, perhaps? Energy Audit is 4. Peet's Coffee on Solano Avenue is literally five minutes away (per google), offering easy access to North Berkeley stores and amenities.

Single Family Residential District - Hillside Overlay Zone
The purpose of the Single-Family Residential (R-1) district is to: Recognize and protect the existing pattern of development in the low-density, single-family residential areas of the city consistent with the General Plan; Make housing available for persons who desire detached housing and a relatively large amount of usable open space; Protect adjacent properties from unreasonable obstruction of light and air; and Permit community facilities such as religious assembly uses, schools, parks, and libraries which serve the local population and are not detrimental to the immediate neighborhood.; The purpose of the Hillside (H) overlay zone is to: implement General Plan policies for hillside development; protect the safety and health of residents where steep topography, unusual street conditions and proximity to the wildland-urban interface create severe risk from wildfire; protect the character of Berkeley's hillside areas and their immediate environs; give reasonable protection to views yet allow appropriate development of all property; and allow modifications in standard setback and height requirements when justified because of steep topography, irregular lot pattern, unusual street conditions, or other special aspects of the hillside areas.
