Well thought out equestrian estate on the western edge of Chico - opportunities for property like this don't come along often! There are five level acres with a covered arena, a six stall, 100' long, horse barn with a tack room, bathroom, heated wash rack and hay storage area! The property has been fenced into 8 irrigatable pastures, with 6 additional runs off the barn, a round pen, and then the 2,068 sq. ft. custom home at the corner of the property. Each pasture is fenced with no climb horse fence and has water and sprinklers available, not currently irrigated. Drive up the lane to the custom three bedroom, two bath home, was built in 1988 and has only had one owner. The living room has vaulted beam ceilings, a brick hearth and propane fireplace. There is a formal dining room, with a slider to a cool and shady covered patio that runs the length of the north side of the home. The kitchen has tile floors, Corian counters, oak cabinets and stainless fridge, with a bay window above the sink, overlooking the private side yard. A light and bright breakfast nook overlooks the front yard, pastures and towards the barn. The primary bedroom has a walk-in closet next to the primary bath, and it's own slider leading to the back patio. The yard is nicely landscaped, auto sprinklers and behind it there is a small orchard, grapes and plenty of room for a spacious garden. The property has a gated entrance, two wells and the barn has it's own septic, with RV hookups. Both septics have just been pumped. There is also a new Generac generator for the house, in case of power outages. In just two minutes, you can be back in Chico and picking up groceries at Safeway. CA State University Chico and Enloe Hospital are both within a few minutes drive. A couple miles to the west of the property, the Sacramento River meanders south, offering a wide variety of fishing opportunities. If you're looking for a lovely equestrian property and home, not far from town, please schedule your private tour!
The purpose of the AG zone is to support, protect, and maintain a viable, long-term agricultural sector in Butte County. Standards for the AG zone maintain the vitality of the agricultural sector by retaining parcel sizes necessary to sustain viable agricultural operations, protecting agricultural practices and activities by minimizing land-use conflicts, and protecting agricultural resources by regulating land uses and development intensities in agricultural areas. Permitted uses include crop cultivation, animal grazing, stock ponds, and agricultural processing. More intensive agricultural activities, such as animal processing, dairies, hog farms, stables, forestry and logging, and mining and oil extraction, are permitted with the approval of a Conditional Use Permit. 1 single-family home and one accessory dwelling unit is permitted on each legally established parcel within the AG zone, and residential uses for agricultural employees are permitted as an accessory use within the AG zone. The minimum permitted parcel size in the AG zone ranges from 20 acres to 160 acres. The AG zone implements the Agriculture land use designation in the General Plan.
