Set among scenic orchards, this charming Bell Road property offers a unique income-producing opportunity. This delightful country home features a spacious 2-bedroom, 1-bath main house with 1,186 square feet, along with a beautifully remodeled 1-bedroom, 1-bath ADU providing an additional 544 square feet—all situated on just under an acre. From the moment you step through the front door, you’ll be welcomed by a true sense of pride of ownership that fills every corner of this home. Beautiful plank flooring, a cozy fireplace, custom built-ins, ceiling fans, loads of natural light and warm inviting colors set the perfect tone. Sunlight pours in through large picturesque windows brightening the space, which leads you to the stunning updated kitchen with quartz countertops, built- in microwave, generously sized kitchen sink with ample cabinet and counter space. The laundry / mudroom conveniently flows from the kitchen, guiding you to the tastefully remodeled ADU, ideal for an in-law unit or potential rental. You’ll love the open floor plan showcasing vinyl flooring, a 2 mini-split system, built- in microwave, new cabinets, new granite countertops, on demand water heater, a new sink, its own gas and electric meter and a delightful covered patio with a ceiling fan. The meticulously landscaped grounds are fully fenced and feature mature trees, creating a peaceful outdoor oasis. A generous 24 x 36 shop with double doors provides plenty of space for your projects and hobbies. There’s also plenty of space for FFA or 4-H animals, as well as a garden and an inviting patio for outdoor gatherings. Additional features include a bonus room or potential art studio, man cave, or she-shed, plus a basement for extra storage. The property also offers ample parking space for your RV or boat. What I love most about this property is the charming country porch, where you can relax in a cozy chair and unwind—an ideal retreat after a long day. This property truly has it all!

VLDR
Very Low Density Residential Zone
The purpose of the VLDR zone is to allow for single-family homes and related uses in residential neighborhoods within the county. Standards for the VLDR zone are intended to preserve and protect the character of existing neighborhoods and to ensure that new residential neighborhoods provide an appropriate transition from rural to more developed areas. Permitted residential uses in the VLDR zones include single-family homes, small residential care homes, accessory dwelling units, animal grazing, on-site agricultural product sales, and private stables. The VLDR zone also conditionally permits non-residential uses compatible with a residential setting, including public and quasi-public uses, golf courses, park and recreational facilities, personal services, animal-keeping, large residential care homes, and medical offices and clinics. The minimum permitted parcel size in the VLDR zone is 1 acre. The VLDR zone implements the Very Low Density Residential land use designation in the General Plan.
