443-400 Garnier Rd, Doyle, CA 96109

Established in the early 1900s, Wavy S Ranch is one of the original working ranches of the Honey Lake Valley, offering a rare combination of scale, water security, and operational flexibility. Located near Doyle, California, this legacy property presents an opportunity to continue established agricultural production or adapt the ranch to evolving goals, whether hay-based, livestock-focused, or a combination of both. The ranch includes approximately 471 deeded acres, complemented by 2,420 acres of contiguous California State lease ground, providing substantial capacity for both forage production and grazing. At the core of the operation are 185 acres under a single GPS-equipped center pivot, supplied by a 1,300 GPM turbine agricultural well. These irrigated fields are planted in an orchard alfalfa mix and orchard grass, producing seasonal yields exceeding 6 tons per acre across 3-4 cuttings, supported by reliable water and productive soils. An additional 50 acres of dry-farmed ground further diversifies the agricultural base. Beyond the irrigated acreage, the property includes Long Valley Creek, dryland grain farming areas, and extensive brush and range ground that naturally support livestock use. The ranch is fully perimeter fenced and benefits from an existing state cattle permit, allowing the deeded and leased lands to function together as a cohesive grazing unit. These attributes make the ranch well suited to continue as a high-producing hay operation or to transition toward a cattle-centered ranch. Despite its rural setting, the property is located approximately 37 miles from Susanville and 53 miles from Reno, providing access to services, labor, and regional infrastructure while maintaining wide-open space and privacy. Improvements include a 500-ton pole barn for hay storage, a four-car garage, and an original two-story farmhouse with a new steel roof, offering restoration potential consistent with the ranch's heritage. With proven water resources, established forage production, extensive grazing land, and long-term operational flexibility, Wavy S Ranch represents a durable agricultural investment in one of northeastern California's established ranching regions.
