Beautiful forest setting, just 15 minutes out of Chico! Come and escape to Forest Ranch, where the temperatures are lower and the scenery is refreshing. This well built home is located in Mountain Village HOA and is walking distance to the downtown Post Office and store. In this subdivision you will appreciate the well maintained roads and a shared water district with fire hydrants which will save on your fire insurance. As you enter the front door you will see the main living area with vaulted ceilings, a pellet stove and big windows to take in the forested view. The kitchen was upgraded about 10 years ago with soft close cabinetry, acrylic counters and laundry hookups just off the kitchen. Off the entry is where you'll find the office/4th room and down the hall you will find the hall bath with tiled enclosure and the two other bedrooms at the front of home. The master is located at the back of the home with ample closet storage, a walk-in shower and a door out to the deck. Down the deck stairs there is a fenced in dog run, access to full height under house storage and a HUGE backyard with so many possibilities. This home is located at the end of a large culdesac, has an oversized garage and an access road at the back of the land-great for an evening stroll. Be sure to come check out this great home!

VLDR
Very Low Density Residential Zone
The purpose of the VLDR zone is to allow for single-family homes and related uses in residential neighborhoods within the county. Standards for the VLDR zone are intended to preserve and protect the character of existing neighborhoods and to ensure that new residential neighborhoods provide an appropriate transition from rural to more developed areas. Permitted residential uses in the VLDR zones include single-family homes, small residential care homes, accessory dwelling units, animal grazing, on-site agricultural product sales, and private stables. The VLDR zone also conditionally permits non-residential uses compatible with a residential setting, including public and quasi-public uses, golf courses, park and recreational facilities, personal services, animal-keeping, large residential care homes, and medical offices and clinics. The minimum permitted parcel size in the VLDR zone is 1 acre. The VLDR zone implements the Very Low Density Residential land use designation in the General Plan.
