Ranch Life. .. . Redefined! This Westside 40+ acre ranch perfectly blends classic beauty and ultimate functionality. Located just a couple miles northwest of Paso Robles, you'll love the convenience of the location, yet won't believe the feeling of seclusion here. Rarely do you find such a property, offering completely useable, oak dotted rolling acreage together with high quality ranching infrastructure and a stunning residence. Speaking of the residence, you would never know that the original structure was built nearly 50 years ago. The current owners invested huge sums of dollars and love to completely transform the 3 bedroom house into a home that guests don't soon forget. Wrapped in a custom sueded stucco finish, you'll notice attention to detail everywhere you look. A modern twist on Spanish Hacienda architecture was the goal, and it was perfectly executed as you'll see browsing the photo gallery. From the gorgeous custom designer flooring to the hand troweled drywall finishes. .. . the quartz counters to the hammered copper farmhouse sink - no detail was overlooked. With the exception of the floor-to-ceiling fireplace stone and the tongue & groove wood ceiling in the living room, every other surface has been replaced with new. Top-of-the-line Milgard windows - check. New HVAC system - check. All new electrical & plumbing - check. Even the tile roofing underlayment, attic insulation and in-wall plumbing! You get the point - it has all been redone in the last 7 years, making this dreamy Hacienda live like a new custom home! Entertaining friends and family is a treat, whether gathered around the massive kitchen island or outside in the easy care but incredibly inviting patio areas. If the privacy and natural beauty isn't enough for you, the views are beyond words. .. . especially since you can enjoy the panoramas in all directions without sitting atop a hill, being blasted by winds. There is more to this ranch though than just a great location and breathtaking house. The acreage is fully perimeter fenced and cross-fenced, providing ideal provisions for your hooved friends. Pipe fencing & 6-strand wire, pastures, paddocks with rain covers, tack and storage rooms, wash rack, etc - plus a 32x60 pole barn and a 30x30 shop building with 3/4 bath and bunkhouse room! Drought resistant landscapes, solar powered entry gate and another beautiful homesite (with separate entry) for a second home are additional extras. Be sure to check out the feature video!

The purpose of this Section is to establish a set of regulations applicable to the division of land within the Agriculture land use category. In addition to complying with the standards set forth in this Section and all applicable policies of the general plan, proposed land divisions shall be specifically evaluated for consistency with the policies of the Agriculture and Open Space Element as follows: Agricultural land divisions. Where a division of agricultural lands is proposed, a cluster division where homes are clustered in a compact manner which reduces the agricultural/residential interface, is an alternative to a conventional lot split land division.; Where a division is proposed, the proposed parcels should be of adequate size and design to ensure the long term protection of agricultural resources.; Minimum parcel size criteria for the division of Agricultural lands. Minimum parcel sizes for the proposed division of land designated Agriculture shall be based upon either the existing or potential use of the land for cropland and grazing.; Discretionary approval. The approval of a land division is discretionary and a parcel size larger than the minimum designated in the following Subsections may be required to ensure agricultural capability in accordance with the provisions of the adopted Agriculture and Open Space Element of the general plan.
