This beautiful 152+/- acre ranch in the heart of the Paso Robles wine community yet close to town is perfectly suited for building a home, ranching, farming, raising animals, and more. You’ll find spectacular view home sites along with an attractive mix of oak woodland and open, rolling grazing land. This property has paved road access with PG & E power at the road. Be sure to see the separate improved easement road that gets you to the very southern end of the property – reducing the cost to build at the back of the property. Agricultural zoning should allow for the construction of two homes of any size – check with SLO County. There is no HOA at this property and no easements running through the ranch. The property is not in the Williamson Act currently, but check with County about the possibility of being included. Check with SLO County on irrigating a new vineyard, orchard, and other farming. Easy access to Hwy 46 to Paso Robles and also close to wineries, public park, airport, sports club (pool, tennis, pickleball), water park, and shopping. Come see if this property fits your needs!

Minimum parcel sizes for the proposed division of land designated Agriculture shall be based upon either the existing or potential use of the land for cropland and grazing.; Discretionary approval. The approval of a land division is discretionary and a parcel size larger than the minimum designated in the following Subsections may be required to ensure agricultural capability in accordance with the provisions of the adopted Agriculture and Open Space Element of the general plan.
