A rare opportunity to own a 90 acre retreat with deep roots in the community and boundless potential for expansion. For over 50 years, this family farm has welcomed generations of visitors as a seasonal destination and working ranch. The scenic landscape offers a mix of irrigated fields, forested acreage, organic apple orchards, and established trails. Water is plentiful, with 3 ponds, wells and valuable irrigation rights. Whether you envision expanding into agritourism, equestrian facilities, event hosting, or vineyard development, the infrastructure and setting are already in place. Atop the hill, the main residence is a single-level home featuring open-beamed ceilings, and breathtaking views from the patio. The home includes a commercial-grade kitchen ideal for farm-to-table offerings or hospitality ventures. A second cottage residence combines rustic charm with modern updates. Supporting buildings include a custom-finished two-story barn with power, water, and an open loft. All designed to support ongoing farm-based operations and events. Additional highlights include a private helipad. Shoo Fly is more than just land it's a legacy, a lifestyle, and a rare chance to steward a property with heart, history, and unmatched potential. RL-10
Rural Lands Zone
The RL, Rural Lands Zone, is intended to identify those lands that are suitable for limited residential development based on topography, access, groundwater or septic capability, and other infrastructural requirements. This zone may be applied where resource-based industries in the vicinity may impact residential uses. Commercial support activities that are compatible with the available infrastructure may be allowed within this zone to serve the surrounding rural and agricultural communities. Although agricultural uses are allowed, these lands generally do not support exclusive agricultural use. This zone is applied to those lands to allow uses which supplement the agricultural use. For special setback purposes, the RL zone is not considered to be an agricultural or timber zone. Minimum lot size designators shall be applied to this zone based on the constraints of the site, surrounding uses, and other appropriate factors.
