Residential-Medium Density: This district is intended for attached and detached single-family housing and duplexes as part of a planned residential development with a minimum lot size of 3,700 sq ft Multi-family housing is not permitted. Side-by-side duplexes not separated by a property line or without individual heating systems are permitted. This district is consistent with the Medium Density general plan designation. The floor area ratio for this district is 0.55.; Mobile Home Park Overlay: Recognize the importance of existing mobile home parks as a valuable city resource providing affordable housing and stable communities, protected from speculative pressures to convert to other land use types.; Provide appropriate areas for residential mobile home park development that are consistent with the general plan and with standards of the public health and safety as established by state or city code.; Ensure adequate light, air, privacy and open space for each dwelling, and protect residents from the harmful effects of excessive noise, population density, traffic congestion and other environmental effects.; Achieve design compatibility with surrounding neighborhoods and promote and encourage orderly residential development with appropriate physical amenities.
