120 Redwood Road is a beautiful, classic vintage home just minutes from downtown San Anselmo. Designed for effortless indoor-outdoor living this bright, welcoming residence offers 3 bedrooms and 2 full baths on an expansive 8,200+ sq ft lot. Features include beautiful hardwood floors and a stylish kitchen with stainless steel appliances which opens to a cozy deck overlooking the private backyard: an ideal spot for morning coffee or evening cocktails. The main/entry level hosts the kitchen, living and dining rooms, plus 2 bedrooms and a full bath. The lower-level flows into a family room (or office/playroom), with laundry and third bedroom with a back door that leads directly to the grounds, seamless for indoor-outdoor routines. A generous basement has served as a workshop and provides abundant storage. Outside, the huge, level backyard is a sun-filled oasis shaded by majestic redwoods at the perimeter, excellent for entertaining, play, pets, gardening, and with strong potential for an ADU, pool, and pool house. Terrific for gatherings large or small, great for BBQ's and alfresco dining. Parking is a rare neighborhood plus: a two-car side-by-side car deck and additional driveway spaces. Plus, a classic covered front porch offers another place to enjoy as a peaceful retreat. Located near both downtown San Anselmo and Fairfax with beloved local shops, restaurants, events, and highly regarded schools (Wade Thomas Elementary, White Hill Middle, Archie Williams High). First time on the market in over 60 years, this is a truly rare offering and ready for your personal touches. Come home to San Anselmo.

R-1
Single-Family Residential District
This District is reflected on the General Plan Land Use Map as Single-Family Residential, which allows a density range of between 1 and 6 residential units for each acre of land, with a maximum population density of 18 persons for each gross acre of land. The minimum lot area for R-1 lots shall also be regulated by the Slope Density Table, referred to as Table 4C. No allowance for rounding up shall be granted for the last lot in a subdivision which only partially meets the minimum lot area requirements. This District is generally applied to established residential neighborhoods characterized by single-family detached residential units on conventional lots. The majority of the land area in this District has previously been developed. Additionally, this District is applied to lots located at or above 150 ft above Mean Sea Level which are further regulated through the requirement for the careful review of architectural design and site development characteristics for new development on undeveloped land, for certain reconstruction of existing development, and for certain expansions of existing development. Accessory dwelling units are permitted as an accessory residential use that is consistent with the General Plan and shall not be considered to exceed the allowable density. Small 2 unit developments that comply with Chapter 4 are permitted.
