25.61 Acres of Pristine Colorado Backcountry. Your Off-Grid Dream Awaits. Escape the ordinary and stake your claim in true Colorado wilderness. Nestled among the pines and meadows of the Colorado high country, this remarkable 25.61-acre parcel offers the rare opportunity to own a piece of untouched backcountry land with breathtaking, unobstructed views toward Buffalo Mountain & Chief Mountain. The property is accessible via Forest Service road, with a soon-to-be-recorded easement across a nearby 8-acre parcel — home to the historic Storms Placer mining claim — ensuring your right of access is protected. A generously sized, natural flat area on the property provides an ideal building site for your mountain retreat. County regulations permit a cabin of up to 2,500 square feet, with the requirement that the structure complement its natural surroundings — think handcrafted log construction, native stonework, or a blend of both. Historical information indicates water is available at approximately 150–180 feet (this should be independently verified by a buyer) making the property a strong candidate for a private well. Sanitation options are flexible and should be verified with Summit County officials, but the Seller discussed installation of a traditional septic system with the County, and at the time, they also suggested a self-contained composting or incinerating toilet, perfect for a low-impact, off-grid approach. This property is a hunter's and snowmobiler's paradise. With direct access to surrounding public lands and Forest Service roads, your opportunities for big game hunting, snowmobiling, hiking, and wildlife watching are virtually limitless. When you're here, the mountains are your backyard. Buyers are encouraged to conduct their own due diligence regarding water availability, access terms, and current county regulations prior to purchase.

BC
Backcountry District
The purpose and intent of the BC Zoning District is to retain the relatively undeveloped character of backcountry areas in the County while allowing for very low-impact development, consistent with the type of development that historically occurred in the area. Backcountry areas can loosely be defined as more remote areas typified by lack of maintained and improved roads, little or no utilities or infrastructure and very limited or sparse development. Characteristics that may be present include sensitive environmental areas i.e. wetlands, steep slopes, sub-alpine forest or tundra, historic mining remnants, high ridges and alpine peaks and areas that provide scenic views. Development in many of these areas can be difficult due to limited access, steep terrain and other site constraints. The BC Zoning District is intended to provide for development patterns, intensity, scale and impact that are harmonious with the characteristics and constraints in backcountry areas. Specific standards for uses in the BC Zoning District are listed in Section 3514 et seq.
