West Greeley, located between U.S. 34 and the Poudre River Trail corridor, is a suburban and residential Greeley neighborhood with newer subdivisions and broad, open Front Range skies. The neighborhood’s character concentrates around the CenterPlace Drive and 83rd Avenue area, where big-box storefronts, casual eateries, and steady weekend foot traffic set a practical, errands-and-outings rhythm. Housing trends toward late-20th-century and newer builds with wide streets, sidewalks, and pocket parks woven into the blocks. Bittersweet Park and nearby trail segments shape an outdoors-forward routine with room for walks and bike loops. For local flavor, WeldWerks Brewing Co., The Moxi Theater, and the Greeley History Museum anchor nights out beyond the retail corridors.

PUD
Planned Unit Development
The purpose of this chapter is to designate areas for the achievement of site design which provides a development of mixed land uses, or for uses and site designs which cannot otherwise be accommodated without PUD approval, through flexibility and creativity and to produce planned unit developments which are in keeping with the overall goals and objectives of the city's comprehensive plan. The intent is to permit such flexibility and provide performance criteria which: Allow a diversity of uses, structures, facilities, housing types, open space and buffers in a manner compatible with existing and planned uses on adjacent properties; Encourage and allow for greater innovative designs that promote more efficient and environmentally sensitive use of the land than generally achievable through conventional zoning and development regulations; Protect the environment by affording opportunities and incentives for the preservation of environmentally sensitive and important natural or historic areas; Promote the meaningful integration of common open area networks and developed recreation areas; Promote further creativity in development layout, design and construction; Encourage development to occur in accordance with the coordinated and planned extension of existing and programmed community facilities and infrastructure; and While the PUD may permit development of land in a way which might not be permitted under traditional zoning regulations, the PUD is not intended to modify or in any way alter or reduce the requirements of any building and/or zoning code requirements, unless commensurate benefits to the community are provided as part of the PUD plan and alternative protections are provided.
