Custom built in 1967! Through the years we have improved with an eye towards quality and comfort. It is with fond memories that we have decided to downsize. From the beginning we used the services of a professional landscaper to beautify the property with a wide variety of ornamental trees/shrubs. We never tire of the beautiful views. In summer the huge locust tree behind the porch provides filtered shade;there is nothing nicer than the breeze through the porch. We’ve had many parties where we and our guests have enjoyed the easy transition from house to porch, to yard. Spotlights provide plenty of light as the sun goes down. The stone wall is original from the 1800’s and you can still walk the remnants of the old rail bed out back.Up the hill is state owned land known as Warner’s Woods and is protected from development. Trails continue to the Roaring Brook Nature Center. The wooded land across the street is owned by the Town of Canton and is not large enough for development. As the leaves turn we move inside we make good use of the gas fireplace. (can be easily converted to wood)The modified open floor plan provides just enough privacy without sacrificing a spacious feeling. The backyard is perfect for bird watching, especially in the winter.Purchasing solar panels has reduced our electric bill to nothing but fees and taxes…. $10.00 a month! The central air conditioning doesn’t increase the bill at all. Both have proven to be a wonderful investment. It has been delightful meeting and welcoming many new families to Lawton Road. At last count there were 6 little ones and a sweet 7 year old next door. This location is ideally suited to anyone’s needs. It is only ½ mile to Route 44, and yet you are already in the country. You can walk to Applegate Farm for fresh produce, eggs, ice cream or just to bring apples and carrots to the horses. Just the other side of Route 44 is the Farmington Rail Trail. A comfortable walk will bring you to historic Collinsville. 2019-water tank, custom window shades, tree removal2018-refrigerator, stove, kitchen/mudroom floor, oak dining room floor, chimney repointed-new cap2013-central air, solar panels, kitchen granite,front-side storm doors 2011- second floor full bath renovation, water filtration system2008-roof2007-furnace2006-kitchen, mudroom and first floor bath remodel
